1. About these Terms
These Terms govern direct bookings and use of Lagonisi Olive Retreat. By completing a direct booking, the lead guest confirms that they have read and accepted these Terms, the selected rate conditions, the House Rules, the Booking & Cancellation Policy and the Privacy Policy.
For a booking through Booking.com, Airbnb or another platform, the platform’s booking terms and the rate conditions shown there also apply. If there is a conflict concerning payment, cancellation or platform procedures, the conditions confirmed through that platform prevail for that booking.
2. Accommodation details

3. Booking eligibility and contract
The lead guest must be at least 18 years old, have legal capacity, provide accurate information and be authorised to book for all members of the group. A booking becomes binding when it is accepted and a confirmation is issued and, where required, the payment or deposit has been successfully received.
4. Prices, taxes and payment
The total price, included services, payment schedule and any applicable taxes or statutory charges are shown before confirmation or in the platform’s checkout. Payment must be made by the stated deadline and authorised method.
Obvious pricing or availability errors do not create a right to the erroneous price. If an error is identified before the stay, we will promptly offer the correct terms or a full refund of amounts paid if you do not accept them.
5. Occupancy and use
The maximum overnight occupancy is six registered guests, plus a baby cot only where agreed in advance. The property may be used solely for temporary accommodation by the confirmed guests. Subletting, transfer of the booking, commercial use, photo/video production or use by unregistered persons requires prior written permission.
6. Check-in and checkout
Check-in is after 15:00 and checkout is before 11:00, unless a different time is confirmed in writing. Early check-in and late checkout are subject to availability and may involve a charge. Guests must follow the arrival, key and identity-verification instructions provided before the stay.
7. Pets
Pets are allowed, but must be declared before arrival. Approval may depend on number, size, behaviour or other reasonable conditions, and a charge may apply if disclosed before confirmation or agreed with the guest. The guest is responsible for supervision, hygiene, noise and all pet-related damage or additional cleaning.
8. Parties, celebrations, events and visitors
Quiet private celebrations by the registered guests are permitted provided that maximum occupancy, safety requirements and quiet hours are respected.
Organised parties or events, outside visitors, amplified music, professional equipment, commercial activity, open invitations or any gathering likely to disturb neighbours require prior written approval. Disruptive or unauthorised gatherings are prohibited. Platform-wide rules, including Airbnb’s prohibition of disruptive and open-invitation parties, always apply to platform bookings.
9. Conduct and House Rules
Guests must respect the property, neighbours, applicable law and the published House Rules. Smoking is prohibited indoors. Seasonal quiet hours must be observed. The pool, barbecue, appliances and outdoor areas must be used safely and only as instructed.
10. Damage, excessive cleaning and keys
The lead guest is responsible for loss or damage caused by the guest group, pets or invited persons, excluding ordinary wear and tear. Reasonable documented costs for repair, replacement, excessive cleaning, missing items or lost keys may be charged or claimed through the booking platform.
11. Access and urgent intervention
We respect guest privacy. The owner/manager may enter after reasonable notice for essential maintenance, agreed services or inspection of a reported issue, and without prior notice where reasonably necessary to respond to an emergency, prevent serious damage, protect safety or address a material breach.
12. Cancellations and changes
Cancellation, no-show, date-change and early-departure consequences are governed by the selected rate conditions and the Booking & Cancellation Policy. Flexible and non-refundable rates may be offered. A request to change dates is not effective until confirmed in writing.
13. Availability and force majeure
If the property becomes unavailable because of serious damage, safety concerns, public-authority action or another event outside reasonable control, we may cancel and refund amounts paid for the unavailable accommodation. Where reasonably possible, we may also propose suitable alternative accommodation. This does not limit rights that cannot lawfully be excluded.
14. Liability
Nothing in these Terms excludes liability that cannot be excluded by law. Subject to that rule, guests remain responsible for their personal belongings and for using the property and facilities with reasonable care. We are not responsible for interruption caused by utility, telecommunications, weather, transport or third-party failures outside our reasonable control, although we will take reasonable steps to assist.
15. Complaints
A problem should be reported as soon as possible during the stay so that we have a reasonable opportunity to investigate and correct it. Contact: info@lagonisi-retreat.gr or +30 697 209 8060. Delayed reporting may reduce the available remedy where the problem could reasonably have been resolved during the stay.
16. Consumer rights and governing law
Mandatory consumer rights remain unaffected. The general 14-day withdrawal right for distance contracts does not normally apply to accommodation services scheduled for specific dates. The reservation instead follows the agreed cancellation conditions.
These Terms are governed by Greek law. Any dispute is subject to the competent Greek courts, without depriving a consumer of any mandatory protection or jurisdiction available under applicable law.
17. Severability and language
If a provision is found invalid, the remaining provisions continue to apply. The English and Greek versions are intended to have the same meaning. In case of an unresolved inconsistency, the Greek version prevails, subject to mandatory law.
